The builder's agent works for the builder
The friendly person in the model home is paid by the builder and represents the builder's interests. Builder contracts are written in-house, heavily favor the seller, and are not the standard TREC forms most Texas buyers see.
Adrian reads the contract, the addenda and the HOA documents, flags the clauses that matter — completion dates, escalation and material-substitution language, arbitration, earnest money treatment — and negotiates before you sign.
