Studios, breweries and large lots
Govalle and the Springdale corridor hold the largest concentration of artist studios and small production spaces in Austin, alongside some of the biggest residential lots inside the urban core.
It remains one of the better value plays east of I-35 for buyers who want land close in.
Living in Govalle
Govalle runs east of Pleasant Valley along the Boggy Creek greenbelt, a working-class neighborhood that has absorbed a wave of modern construction without losing its older blocks.
The homes
Original 1940s-60s cottages next to new two-story infill and small condo regime projects. Lots tend to be deeper than in East Cesar Chavez.
Getting around
Springdale Road and the Canopy and Springdale General creative campuses are the local hubs; downtown is roughly ten minutes.
Good to know
Entry pricing is generally below the neighborhoods closer to I-35, which is what draws renovators and long-horizon buyers.
