Austin Housing Market Update: Sales, Prices And Buyer Leverage

Austin's resale market continues to normalize after the frenzy of the early 2020s. Active listings across the metro sit well above the levels of the past few cycles, and homes are taking longer to move from listing to contract. For sellers, that means pricing discipline matters more than square footage or finishes.
The practical shift is in negotiation. Buyers are once again asking for repairs, closing cost help and rate buydowns, and a meaningful share of sellers are agreeing. Properties that come to market polished, professionally photographed and priced to the most recent comparable sale still trade quickly; everything else sits.
Price movement has been modest rather than dramatic. Median values across Central Texas have softened slightly year over year, but the story is less about decline than about time. Homes that would have sold in a weekend three years ago now need weeks of consistent exposure.
What this means for my clients: sellers should plan for a longer runway and invest in preparation before the first showing. Buyers finally have room to be selective — and to write terms that would have been unthinkable during the peak.
